Buyer reservation
The interested buyer pays a reservation deposit (between €6,000 and €10,000), removing the property from the market.

Signing the private contract
A private purchase contract is drafted, usually including a 10% payment and defining conditions, deadlines and penalties.

Public deed before a notary
Within 4–6 weeks the official deed is signed before a notary. You receive the remaining funds and the property is delivered to the buyer.

Taxes and final procedures
  • Calculation and payment of the municipal capital gains tax
  • Registry cancellation of mortgages (if applicable)
  • Transfer of utility ownership
  • 3% withholding for non-residents when applicable
